Check in and register the deposit

We organise the inventory company to produce an inventory/check in for your property. Once the tenant has signed the agreement and paid their full monies to us we insure that the deposit is held with the TDS in a custodial scheme.

Client money protection

Money Shield is a Client Money Protection (CMP) scheme enabling lettings and estate agents to reassure tenants, landlords that their money is safe. Money Shield will step in to reimburse landlords and tenants should a property agent misappropriate rent, deposit or other client funds.

Your tenant will have access to our management App to allow them to report repair and maintenance issues online 24/7. Our approved contractors are available to action your instructions meaning your property is kept to the best possible standard.

Property inspection

We want to make sure your tenant is looking after your property. We will visit your property every six months to make sure your home is how it should be for your peace of mind. Any repairs or maintenance will be reported to you.

Key holding service

Our local office will require a full set of keys, including alarm codes and fobs, for contractors and staff to gain access to the property. This enables us to manage your property quickly and efficiently.

Legal notices

We can serve section notice to your tenants at the appropriate time to ensure the tenancy runs for the agreed period. Should you require possession of the property before the end of the fixed term, in line with any stated break clause, we will advise you of the notice requirements at your request. The accuracy of a notice and how and where it is served, is crucial in ensuring it is legally accepted and not refused by the tenants or a court.

Check out and deposit resolution

It is important that your property is returned in the best possible condition, we will arrange for the inventory company to to produce a full check out report. We will compare this to the one taken on the day on the check in and report back to you. This can be produced to the TDS if any disputes arise.
