What does my lettings package include?

Our services include: Free no obligation market appraisal, us coming to take professional photos, video, floor plans, putting together a property description, erecting a “To Let” board, and a variety of advertising. This includes unlimited advertising on Zoopla, On The Market and Primelocation. Once you are on the market, we will also carry out all enquiries and offer negotiation.

Tenancy Set Up: Includes (Referencing and credit checking of potential tenants, producing the tenancy agreement, registering and protecting the tenancy deposit with a Government authorised custodial scheme)

When do I pay for my service?

You will only have to pay our fee once we have agreed a tenant and they have signed contracts.

How long will it take to get on the market?

Not long at all. Once we have visited your property and you decide to use our services, we will get straight to work, arranging your photos, floor plans and property description. Next we upload your property’s information to the relevant portals and off we go.

Do you vet tenants before viewings?

Yes – we want to find you a great tenant, so we gather as much information as we can about interested parties before showing them around your property to make sure they meet your criteria.

How are my viewings conducted?

Your hosted viewings are run only by people who know your property. This means you can rest assured that we’ll give the right impression to prospective buyers, both online and in person.

Whenever a viewing is scheduled, you’ll get an email from our automated system, so that you can easily plan your day. Similarly, if a viewing has to be cancelled, you’ll will be notified immediately.

How do I keep updated?

As part of all our packages, you will get access to your own local agents who you will be able to contact directly. You will also have your own personal login to PropertyFile where you can see all your information on viewings, offers and advertising portal statistics at your convenience.

Do tenants pay upfront admin fees?

No, we do not charge tenants any admin fees.

What happens once you agree an offer?

Once we agree an offer we will ask for a one week holding deposit from the tenants to secure the property and we will start the process.

How do we carry out referencing?

Once you decide to go ahead with an offer we will send the tenants a link to our online referencing platform and we will carry out a credit check for the tenants to be named on the tenancy. We also collect a previous landlord reference and an employment reference to verify their affordability. Once we receive the references, we will ask if you are happy to proceed.

What is a guarantor?

This is an independent person who will not be living at the property. A guarantor agrees to guarantee a tenancy in place of the named tenants. To do so, they must pass reference checks. Guarantors need proof of income, which is equivalent to 3 times the annual rent and a good credit history. 

Do you offer rent guarantee?

The Rent Protection and Legal Expenses policy is directly linked to our referencing agency. A tenant must have passed, conditionally passed or have an acceptable guarantor for a Rent Protection and Legal Expenses policy to be available on the property. The criteria for referencing is made up of four components: identification, residential history, income, and affordability.

Do you offer a cleaning service?

Yes, we can arrange quotes for you to professionally clean your property. This is recommended to start your tenancy of on the right foot.

How long will my property listing stay live?

We keep your property advertised for as long as it takes us to find you a buyer.

How long does it usually take to find tenants?

This depends on your property and listing. If you choose to advertise at a market-rate price then you should receive viewing requests straight away. If the process is taking longer than you would like, ask your local agent to assist you with a review of your advert.

Do you offer full property management?

To make life even easier for landlords, we offer a Property Management service complete with an app online issue tracker for tenants to log requests and out-of-hours service numbers for emergencies.

We have relationships with many industry trades people, so we can also provide competitive quotes any works that need to be carried out.

Right to Rent checks

As part of the Find a Tenant package, we gather the Right to Rent information. Right To Rent checks must be completed in person prior to the tenants taking occupation. Every person over the age of 18 years who will be living at the property must be present with their ID. We will verify their identity and record this in your tenancy paperwork.

Why do I need an Inventory?

An Inventory Check In report is an important record of the condition of your property and fixtures or fittings at the start of a tenancy. It is this report that you should use to check things during and at the end of the tenancy and it can help protect both you and your tenants to know who is responsible for what .

You should provide a copy to your tenant and allow them up to 21 days to raise any queries. At the end of the tenancy you should arrange a Check Out which will check the condition against the Inventory and determine if any work is required. It will be required, should you need to retain funds from the deposit.

What is the TDS Tenancy Deposit Scheme?

The Tenancy Deposit Scheme (TDS) is a government approved tenancy deposit protection scheme in England and Wales operated by The Dispute Service Ltd.

They provide insurance backed tenancy deposit protection with free, impartial dispute resolution for when disagreements arise over how the money should be divided at the end of a tenancy.

We use the custodial scheme which means we do not hold any deposits, the TDS holds this in the scheme.

What do you charge to renew my tenancy?

We will contact all parties three months before the end of the fixed term tenancy to ascertain if they would prefer to renew the tenancy for another fixed term.
The benefit of this is longer term security for both parties. If both parties wish to renew, 123 Estate Agent charges landlords £150. (Free Fully Managed) For this we will draw up a new tenancy agreement and arrange signatures.
